THE BUYING PROCESS

Below is a step by step outline of what you can expect in the buying process.  Whether you are experienced in real estate or you are a first time home buyer, we will guide you through the process from A to Z.  Give us a call and see what we can do for you!

STEP #1: BEGIN THE SEARCH

Our first conversation and meeting

The very first step in this process is to have a conversation; a conversation to understanding what you, our client is looking for in your next home.  We want to understand what is important to you in a property.  Whether that being location, size of home, how many bedrooms, elementary school zone, etc, it is critical we understand your wishes.  


Using your property search criteria, we will create for you an automatic email alert from actual MLS listings, so that you will know immediately when properties become available -  properties that meet your search criteria.

STEP #2: FINANCING ASSISTANCE

Getting pre-approved with a lender

Before viewing homes we will need a proof-of-funds letter from your bank (if paying in cash) or a pre-approval letter from your lender (if taking out a loan for the new house).  We have preferred lenders that can make the process easy.  If issues come up, we have the experience to help you throughout the process to get you what you are looking for.

STEP #3: TOURING HOMES

It's now time to go house hunting!

Our favorite part of real estate... actually looking at homes!  We love it.  Once we have your financing in place, we can go tour the homes you want to see.  We will be with you to listen to what you like and don't like about the properties we tour.  Ask us any question about the home or the neighborhood; if we don't know the answer, we will find out as soon as possible.

STEP #4: CONTRACT AND NEGOTIATIONS

Put an offer on the house!

Due to many years of real estate transaction experience, we can guide you through the processes of writing up the offer and contract negotiations.  We will always put our buyer client's interests over ours (and of course the seller's).  We will work hard to make sure your interests are aways priority.

STEP #5: INSPECTIONS

The option period

Once your offer has been accepted, you have the option to conduct inspections: such as roof inspection, termite inspection, foundation inspection, and the general home inspection.  We have recommended inspectors and contractors that you are more than welcome to use.  We have the experience in general contracting to know what to look for during the inspections, and how to negotiate repairs with the seller if need be.

STEP #6: CLOSING AND MOVE-IN

Sign the documents!  Get the keys!

Finally it is time to move into your new house.  There is still a lot to do.  First the documents at the title company must be signed, this is called the "closing".  We will help you understand what documents you are signing and your new loan responsibilities (if you have taken out a loan to buy the house).  We will also guide you through: setting utilities up, getting to know the new neighborhood, and sourcing good contractors (if needed).
